Practical advice

Worried about mortgage payments? Start with support.

If payments are becoming difficult, the first step is to speak to your lender and get independent advice. Selling is one possible option, not the only one.

Contact your lender promptly

Explain the difficulty and ask which arrangements they can consider. Do not wait for the problem to grow. Citizens Advice explains what to do about mortgage arrears and when urgent advice is needed. Read its mortgage arrears guidance.

Do not ignore formal deadlines

If court papers, possession action or bailiff arrangements are involved, seek advice immediately and show the adviser the documents. Keep a dated record of conversations and correspondence. An enquiry to a buyer does not stop a legal process.

If you are considering a sale

Work out whether the proceeds would cover the mortgage, other secured debts and selling costs. Ask your lender for the current figures. You remain responsible for payments and other property costs until sale. If the proceeds would not clear what is owed, speak to the lender about permission to sell.

Also consider where you would live, the cost of moving and any effect on benefits. Citizens Advice discusses selling to clear mortgage debts.

Give yourself space to compare

Do not accept a purchase proposal simply because it uses the word “quick”. Request written figures and conditions, and discuss them with an independent adviser. Good Neighbour cannot promise to prevent repossession. This guide provides starting points for support, not personal debt advice.
