Local details worth talking about
01

A rented home in Liverpool?

Liverpool has a selective licensing scheme covering designated areas. Share the tenancy details and any licence or application; the council’s address guidance is the place to check which rules apply to your home.

Have you altered an older home?

If you have extended or converted your property, keep any planning approvals, building-control records or lawful development certificate to hand. Liverpool’s guidance also explains how conservation areas can affect permitted development.

A waterfront or city-centre apartment?

Tell us about the remaining lease, service charges and any planned works to the building. If parking or storage is included, we’ll want to understand how it is recorded in the title.

Whatever brings you here

A way forward, on your terms.

A clear choice, not a rushed one.

A direct offer may be below what you could achieve on the open market. Compare the net amount you would receive, the timetable and the written terms before deciding.

Can you buy my Liverpool house in seven working days?

Once we agree a price, we guarantee completion within seven working days when you use our recommended law firm. Day one is the next working day after price agreement. For Liverpool, weekends and England’s bank/public holidays are excluded. An enquiry does not guarantee an offer. Read the full terms.

Can I enquire about a rented Liverpool property?

Yes. Tell us who occupies it and whether you have a tenancy agreement, licence or application. A sale does not automatically end a tenancy. We’ll discuss the documents and proposed arrangements with you and the solicitors before agreeing the purchase.

Will I pay fees or solicitor’s costs?

We currently charge no Good Neighbour fee. When you use our recommended law firm, the buyer pays your conveyancing fees, VAT and necessary sale disbursements. If you choose your own solicitor, you pay their costs and agree a separate timetable. Mortgage repayment, lender charges and any existing estate-agent commitments remain separate. See fees and legal costs.

How will you work out an offer?

We discuss your property and plans, review the available information and carry out relevant checks. Location, condition, tenure and comparable evidence can matter. Your estimate of value or mortgage balance is not a formal valuation or an automatic offer.

Do I need to renovate before getting in touch?

No. Tell us the condition as accurately as you can. We can discuss the home as it stands before you decide whether to spend time or money on improvements.

What happens after I enquire?

We aim to respond personally by the next working day. A call helps us understand your plans; a video walkthrough or other checks may follow. You remain free to compare your options and decline an offer.
